Glass Facades and Structural Glazing in India

A glass facade is a building’s outer skin: glass carried on an aluminium grid, bonded to it with structural silicone, or bolted to spider fittings on a steel or glass structure. It is a structural and weatherproofing job before it is a look. Retail frontages

Shopfronts and storefront glazing

A shopfront has to do two jobs a curtain wall does not: sell what is behind it, and survive being leaned on, kicked and shuttered every night. That pulls the specification in a different direction from an office facade — toward retention, glare control and clean sightlines.

Toughened or laminated?

A shopfront is a critical location for human impact under IS 16231 (Part 4) and NBC 2016, so safety glass is standard practice either way — but the two fail differently. Toughened collapses into blunt granules; laminated holds together on its interlayer, which is why it is the usual answer where a pane must stay standing after a hit. Whatever is supplied must carry the ISI mark under the Safety Glass (Quality Control) Order, 2020.

Tinted and solar-control glass

A west-facing frontage takes hours of low sun, and tint is the usual answer for the heat and glare that comes with it. Compare the solar factor and visible light transmittance for the exact make-up rather than colour names — the same shade of grey can pass very different amounts of heat and light. Tint that reads well from outside can also darken the display behind it.

Anti-reflective glass for displays

A display window competes with its own reflections: on a bright street, what the customer sees is often the pavement behind them. Anti-reflective coated glass is made for exactly that problem and is worth pricing where the merchandise itself is the pitch — a jeweller or an electronics window — and skipping where it is not.

Frameless, framed and shuttered

Frameless frontages hang on patch fittings with a floor spring at the door, which buys the cleanest sightline and needs accurate structural opening sizes. An aluminium-framed system is more forgiving and easier to service. Decide early how the night shutter lands, because a roller shutter track added afterwards spoils both.

Branding, frosting and signage

Vinyl, a frosted band at eye level, back-painted panels and printed glass all put branding on the frontage without a hoarding. A frosted band also stops people walking into a large clear pane, which is a real hazard on a flush shopfront and a cheaper answer than changing the glass.

Repairs and cracked panes

A toughened pane cannot be repaired — once it goes, it is replaced, and a chipped edge is a reason to replace early rather than wait. Laminated can hold a crack long enough to trade until a replacement arrives, which is part of why retail chooses it. Measure the structural opening for the replacement, not the old glass.

The facade systems built in India

Almost every facade quote in India is one of these, or two of them on different parts of the same building. The differences are structural, not stylistic: they change how the glass is held, where the panels are assembled, what the building frame has to carry, and how the facade is sealed and reached afterwards.

Structural glazing (bonded)

Glass bonded to an aluminium sub-frame with structural silicone, so nothing frames the panel from outside — you see glass and the silicone joint between panels. The silicone is doing structural work, which makes the bite width, the glue-line thickness and the curing conditions engineered values taken from the sealant manufacturer, not decisions to be made on site. Bonding carried out in a factory is far easier to control than bonding carried out on a scaffold.

Curtain wall (stick system)

An aluminium grid of mullions and transoms fixed back to the floor slabs and glazed on site, with the glass held by pressure plates and capping. The wall carries its own weight and the wind on it; the building’s loads pass through the frame behind it. Stick systems ship as extrusions and glass, need little crane access and suit small or irregular facades — at the cost of a great deal of site labour and site sealing.

Unitised curtain wall

Storey-height panels assembled and glazed in a factory, delivered complete and hung off brackets at the slab edge. Site work becomes lifting and locking panels together, so the facade rises faster, needs less scaffolding and gets far better quality control on the seals. In exchange it needs crane access, accurate slab edges and an early design freeze — a finished panel cannot be adjusted by much.

Spider (bolted) glazing

Toughened panels bolted through countersunk holes to stainless-steel spider fittings, carried on glass fins, a steel truss or tension rods. It is the frameless look used in lobbies, atria and showrooms. Every hole is drilled before the glass is toughened — a toughened panel cannot be drilled or notched afterwards — so the setting-out has to be final before fabrication starts.

Insulated units and Low-E glass

A double-glazed unit is two panes separated by a spacer and a sealed cavity. A low-emissivity coating on the correct surface reflects solar heat while passing daylight, which is what brings the air-conditioning load on a glazed building in India down. The edge seal decides how long the unit lasts, and a structurally glazed unit needs a silicone secondary seal because that edge is both carrying load and exposed to sunlight.

Spandrel panels

The opaque bands that cover the slab edge, the beam and the services between floors, matched to the vision glass so the elevation reads as one surface. Spandrel glass is back-coated or ceramic-fritted and sits against an insulated backing, so it runs much hotter than vision glass — which is why it is heat-treated rather than left annealed, and why the frit colour is chosen against the vision glass in daylight, not off a chart.

Before you sign a facade quote

  1. Fix the wind pressure before the glassDesign wind pressure comes from the basic wind speed at your location, the terrain around the building and the height of the panel above ground — IS 875 (Part 3) is the Indian code for it. Corners and edges of a face see higher local pressure than the middle. That pressure, with the panel size and how the panel is supported, sets the glass and the mullion. A thickness quoted without those inputs is a guess.
  2. Ask what carries the glass back to the buildingEvery panel’s weight and wind load ends up in the structure through brackets and anchors at the slab edge — cast-in channels where the slab was designed for them, post-fixed anchors where it was not. Anchor type, edge distance and the condition of the slab edge are structural items, not glazing items. Ask for the anchor detail with the quote, not after the order.
  3. Get the glass build in writing, pane by pane“Toughened” is not a specification. A facade spec names each pane — its thickness, whether it is heat-strengthened or toughened, whether it is laminated, which surface carries the coating — and the make-up of the unit. Two quotes are only comparable once that is written down; until then they are two different products with two different prices.
  4. Ask whether the toughened glass is heat soakedToughened glass carries a small risk of breaking spontaneously long after installation, caused by nickel sulphide inclusions left in the glass. Heat-soak testing is the accepted way to bring that risk down: panels are held hot so suspect ones fail in the oven instead of on the building. It matters most where a panel is high up, over an entrance, or hard to reach. Ask, and have the answer written into the quote.
  5. Decide how the facade will be cleaned and re-sealedWeather-seal joints are a maintenance item — inspected, and eventually cut out and redone — and the glass has to be cleaned. Whether that happens from a cradle, on rope access or off a terrace is a design decision, and it is cheap while the drawings are open and expensive once the building is finished. Settle access before the facade is frozen.

What glass is used for a shop front in India?

Safety glass — toughened or laminated. Does tinted glass hurt a window display?

It can. Tint cuts solar heat and glare, which is why west-facing frontages use it, but it also cuts the light reaching the merchandise and can make the display read as dim from the street. Ask for the visible light transmittance and the solar factor of the exact make-up and judge those two numbers together, rather than choosing by the colour of a sample.

A shopfront pane has cracked — repair or replace?

Toughened glass cannot be repaired: a crack or a chipped edge means replacement, and it is worth doing before it fails on its own. Laminated can often hold a crack safely enough to keep trading until the replacement arrives. Either way the replacement is measured from the structural opening, and the fabricator should confirm what was originally supplied so the new pane matches.

What is structural glazing?

Structural glazing is a facade where the glass is bonded to an aluminium sub-frame with structural silicone instead of being clamped by a visible frame. From outside you see glass and silicone joints, with no capping. Because the silicone carries load, the joint dimensions are engineered from the sealant manufacturer’s data, and bonding done in a factory is preferred to bonding done on site.

Structural glazing or curtain wall — what is the difference?

Curtain wall is the wider term: any outer wall that carries no building load and hangs off the frame. Structural glazing describes how the glass is held in one — bonded, so no external framing shows. A captured curtain wall clamps the glass with pressure plates and capping instead: cheaper, easier to reglaze and more forgiving of site tolerance, with visible aluminium lines. Large buildings often use both, in different zones.

Which glass is used in a glass facade?

Heat-treated glass almost always — toughened or heat-strengthened, on its own or as the outer pane of a double-glazed unit, with a Low-E coating where solar heat matters. Laminated glass is used wherever a broken pane must stay in its opening: overhead glazing, walkable glass, and anywhere a fall is possible. The exact build belongs on the quote, pane by pane.

What thickness of glass does a facade need?

There is no single answer, and a supplier who gives one without asking questions is guessing. Thickness follows the design wind pressure at your site, the size of the panel and how it is supported on its edges. IS 875 (Part 3) is the code for wind loading in India. The wind load calculator on this site gives an indicative first-cut number to take into the conversation; the number you build to is signed off by a structural engineer or facade consultant.

Do glass facades need maintenance?

Yes. The glass is cleaned, the weather-seal joints are inspected and eventually redone, and gaskets, drainage slots and any openable hardware need checking. None of that is difficult on a building designed to be reached, and all of it is expensive on one that was not — which is why access should be settled with the design.
